The Sax Rotterdam: Concept analysis and valuation – Rotterdam
Project description: On the Wilhelminapier in Rotterdam, a mixed-use project including residences, commercial rental spaces and hotel rooms will be developed. The two towers, reaching 165 meters in height, will be horizontally connected at 77 meters through a bridge boasting a five-star hotel. The hotel will have 150 keys as well as conference facilities, a restaurant and sky bar. The developer is considering a variety of operating parties, lease structures and exit strategies. A valuation could provide a solution for evaluating the different scenarios.
Horwath HTL approach: Our team has been assigned to carry out a concept analysis and valuation for the prospected hotel. Among other variables, we have studied the surroundings, demand and supply of the local market and the proposed concept. Hence, the financial projections could be forecasted with a greater degree of certainty forming the basis of the valuation.
